Abstract

Proyek konstruksi merupakan kegiatan yang memiliki tingkat kompleksitas tinggi melibatkan berbagai pemangku kepentingan dengan latar belakang dan tujuan berbeda, termasuk kontraktor dan konsultan pengawas. Kondisi tersebut menuntut mekanisme negosiasi yang efektif guna menghasilkan penyelesaian konstruktif tanpa mengorbankan kualitas, biaya, maupun waktu. Penelitian ini difokuskan untuk mengeksplorasi bentuk negosiasi yang dijalankan oleh kontraktor dan konsultan pengawas dalam menghadapi persoalan lapangan, mengidentifikasi strategi komunikasi yang paling dominan digunakan dalam mencapai kesepakatan. Pendekatan penelitian menggunakan metode kualitatif dengan pengumpulan data melalui wawancara mendalam, telaah dokumen kontrak serta laporan pengawasan, dan observasi langsung pada proses pelaksanaan proyek. Data diperoleh dianalisis secara non-numerik melalui tahapan reduksi, koding, dan analisis tematik untuk mengungkap pola negosiasi yang berlangsung di lapangan. Hasil penelitian menunjukkan bahwa negosiasi antara kontraktor dan konsultan pengawas umumnya diarahkan pada strategi kolaboratif yang mengedepankan kompromi serta penyelesaian berbasis win-win solution. Meski demikian, pada situasi tertentu muncul strategi dominasi atau akomodasi, khususnya ketika terdapat tekanan waktu maupun keterbatasan teknis yang tidak memungkinkan penundaan. Faktor kejelasan dokumen kontrak, pengalaman masing-masing pihak, serta keterbukaan komunikasi teridentifikasi sebagai elemen krusial dalam keberhasilan negosiasi. Kesimpulan penelitian menegaskan efektivitas penyelesaian isu lapangan ditentukan oleh pola negosiasi yang adaptif dan komunikatif. Negosiasi yang terkelola dengan baik tidak hanya menyelesaikan konflik, tetapi juga memperkuat kolaborasi antara kontraktor dan konsultan pengawas dalam mendukung keberlanjutan proyek konstruksi.
